美国普衡律师事务所近日代表房地产投资管理公司Proprium Capital Partners及其联合投资者，与中国房地产开发公司中骏集团及其旗下长租公寓平台方隅，共同成立5亿美元合资企业。西盟斯律师事务所为方隅提供了法律意见。

根据普衡的一份新闻稿，该合资企业未来将专注于投资中国核心城市的高品质长租公寓项目。

方隅创建于2017年，截至2019年，其在北京、上海、深圳等14座中国大陆城市运营有超过两万间公寓。2018年底，其曾于基汇资本达成规模为8亿美元的第一次合资。

普衡团队项目牵头律师为香港房地产业务部合伙人管荣和上海房地产业务部顾问律师何佳玥；西盟斯团队牵头律师为香港办公室合伙人陈子熊。

Paul Hastings, Simmons on $500 mln rental apartment JV in China

Paul Hastings has advised real estate investment management company Proprium Capital Partners and its co-investor on the formation of a $500 million joint venture with China SCE Group and its rental apartment platform Funlive, with Simmons & Simmons advising Funlive.

The joint venture aims to invest in high quality rental apartment projects in gateway cities in China. 

Created in 2017, Funlive manages more than 20 thousand rooms and operates in 14 cities in Mainland China including Beijing, Shanghai and Shenzhen as of 2019. This is the second joint venture of Funlive, who formed an $800 million JV with GAW Capital Partners in 2018.

The Paul Hastings team was led by partner Paul Guan and of counsel Elyn He, meanwhile the Simmons’ team was led by partner Michael Chin.
