Clifford Chance and Paul Hastings are representing a buyer group in the acquisition of a majority stake in Beijing’s Dinghao Electronics Plaza for $1.34 billion Taiwan-listed developer Sino Horizon Holdings.

The transaction is one of the largest-ever foreign investor acquisitions of a Beijing commercial real estate asset. The buyer group includes Switzerland’s Partners Group, a private equity firm, as well as  Ascent Real Estate Investors (ARE), Sigma Delta Partners Investment (SDP Investment) and the Family Office Company. 

This is the first investment of ARE, a new China-focused real estate investment manager established by the China real estate team recently spun off from The Carlyle Group. SDP Investment is an integrated investment management platform focusing on China.

ARE and SDP Investment were jointly advised by a Paul Hastings team led by Hong Kong real estate partners David Blumenfeld and Paul Guan, Beijing corporate partner Meka (Qingkai) Meng and Shanghai real estate associate Elyn He.

Partners Group was advised by a Clifford Chance team led by Hong Kong partner Andrew Whan.

Dinghao Plaza is a large mixed-use building complex situated in the heart of Beijing’s Zhongguancun area, known as the “Silicon Valley of China.”

高伟绅律师事务所和普衡律师事务所共同助力财团13.4亿美元收购台湾开发商鼎固控股位于北京中关村的鼎好大厦的多数股权。

此次交易是迄今为止北京最大体量的商业地产外资收购项目之一，由瑞士合众集团与啟诚投资、颢腾投资、中东家族财富基金等财团合作完成。

啟城投资是一家聚焦中国房地产投资业务的管理机构，由凯雷投资集团的中国地产投资业务团队近期分拆后组建而成；此交易是啟城投资成立后的首项投资。颢腾投资则是一家专注于中国市场的综合型房地产投资管理公司。

啟诚投资与颢腾投资均有普衡律师事务所代理，由香港房地产部合伙人花大伟律师、管荣律师、北京公司部合伙人孟庆凯律师和上海房地产部何佳玥律师共同主导。

瑞士合众集团则有高伟绅律师事务所代理，由香港办公室合伙人Andrew Whan主导。

北京鼎好大厦是一座集办公与零售的大型综合体，位于堪称“中国硅谷”的中关村核心区。
